The Pirtoska deluxe studio is modern, practical and centric. The flat is on the third storey of a new residential building just a minute walk from Opalchenska metro station and has a lift for your assistance. Nicely laid out, living/dining area is spacious and it features a flat screen television and Wi-Fi Internet, it is furnished with a sofa, a coffee table, a dining table with chairs, a desk and a chest of drawers. The bed is conveniently separated in a niche that is a little bit higher than the rest of the apartment.
 
There is also a fully equipped open plan kitchen with cooker, electric kettle, microwave, toaster, plates, pans, fridge/freezer, cookware, kitchen utensils, crockery, and cutlery. It offers everything you might need to prepare your own meals and to make your life easier it also has a washing machine.
 
The bathroom is tidy, equipped with a hair dryer, mirror, and a shower.
 
The Pirotska Studio can house two persons.

 SMOKING This is a non smoking unit;

PETS Pets are permitted in rental units only with prior approval. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees;

BEHAVIOR The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Quiet hours are from 2 PM to 4 PM and from 10 PM to 8 AM therefore noise should be kept to a minimum. Noncompliance with the above shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Thereby forfeiting the right to any compensation by the client;

DAMAGES The Tenants shall pay for any damage done to the premises over and above normal wear and tear. The tenants understand and agree that additional charges will be made to their credit card to cover any damage done to the property whether accidental or intentional;

INCLUSIVE FEES Amenity fees are included in the rental rate

CLEANING While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. The accommodation is cleaned prior to your arrival. The accommodation should be left in a reasonable condition. We are entitled to charge additional fees if the accommodation is not left as such;

AMENDMENTS In the rare case that an apartment that you booked becomes unavailable, due to damage from a water leak for example or anything else that can happen to an apartment, we will try to find a similar apartment for you or even give you an upgrade. If you don't like any of the alternatives we will immediately refund the full prepaid payment, if any;

OUTAGES We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages;

CABLE TV Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service;

INTERNET High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service;

WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance;

LEGAL FEES Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement;

FORGOTTEN ITEMS Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of mentioned items;

CHECK OUT PROCEDURES Tenant agrees to do the following prior to departure: •Run dishwasher (if any) and clean any dirty dishes •Throw away any food items that might spoil •Empty the kitchen waste basket •Close all windows •Turn off heating and/or A/C;

ILLEGAL USE Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.

If you arrive by plane avoid taking airport taxis other than “O.K. Supertrans” providing services to the city centre for BGN 10-15/ Euro 5-8. 

The regular N84 and 284 bus lines cover the route Sofia Airport–Sofia University. Tickets cost BGN 1. From Sofia University you can take the metro to Ljulin and get off at Opalchenska Station. Then the apartment is about 100m away.
